Country Club Drainage Before & After

Preventing Water Damage: Our Drainage Solution for A Local Country Club

When heavy rains began infiltrating the gym at a local country club in Rancho Santa Fe, causing damage to the wood floor, we were asked to implement a long-term solution. Here’s how we tackled the problem and protected the club’s facilities:

Scope of Work

1. Comprehensive Drainage Around the Building

• Precision Concrete Removal: We began by saw cutting 72 feet of concrete (6 inches wide) along the building, including sidewalks. This included the removal of a section of concrete near 2 large doors to accommodate waterproofing and drainage installation.
• Foundation Waterproofing: Once the concrete was removed, we applied Mulasticoat, a latex acrylic water-based coating that forms an elastomeric waterproof membrane, to the building's foundation to create a waterproof barrier.
• Advanced Drainage Installation: We installed an NDS 5-inch Pro Series Channel Drain (Model 864), and carefully caulked on both sides of the channel drain for optimal sealing.
• Concrete Restoration: Post installation, we poured new concrete in San Diego Buff color with a TopCast finish to seamlessly match the existing concrete.
• Strategic Drainpipe Placement: A 20-foot long 3-inch SDR-35 drainpipe was connected to the channel drain to direct water into the landscaping on the south side. This drainpipe terminated in a riprap outlet for erosion control. An additional 30-foot long 3-inch SDR-35 drainpipe with a stub-out was left for future expansion and efficient water discharge.

All trenches were backfilled, and disturbed grass was carefully reinstalled for a polished look. Root-Ban Drain Pipe Adhesive was used to prevent root infiltration, ensuring long-term reliability.

2. Future Drainage for Rain Gutters

To prepare for future enhancements, we installed approximately 110 linear feet of 3-inch SDR-35 drainpipe from the north to the south side of the building. A stub-out was left for easy rain gutter connection, with riprap installed at the discharge point to protect the landscaping.

3. Decorative & Functional Rock Border

A 12' long x 1.5' wide section of grass that was flush against the building was replaced with a border of 3- to 8-inch size Arizona river rock. To ensure a neat finish and easy maintenance, we installed landscape fabric between the native soil and rock, and added a 1/4' x 4' aluminum edging material to separate the rock and grass. All existing sprinkler heads were relocated to complement the new design.

The waterproofing safeguards the gym’s wooden flooring from future water damage, while the new drainage and rock border enhance the club’s exterior appeal.
