Afuera Landscape Designs was retained in the fall of 2023 to install a high-end, contemporary landscape in Oceanside. The property is located a couple blocks from the ocean, and is comprised of 5 rental units. The owner’s goal is to rent to discerning, high-end clients. To that end, the rental units were completely remodeled inside and out. The owner wanted each unit to have its own semi-private outdoor area with a spa, BBQ and firepit to allow the occupants to relax. The property required attention to detail and needed to reflect a high level of sophistication and modernity. The project took approximately 6 months to complete.

The scope of work included demolition and site preparation, drainage, retaining walls, the installation of color concrete, plant material installation, the installation of a sprinkler system, LED lighting and the installation of various surface covers and artificial turf.

To begin, all existing landscaping was removed to allow a new landscape design to be installed from scratch. This included the removal of old turf, plant material, concrete and planters, along with exporting excess soil. The site was then graded and leveled.

Underground and plumbing work was performed, including the installation of a gas line and electrical conduit for the prefabricated spas, firepits and BBQs that were to be installed. A water mainline, backflow preventer, drain lines and a French drain were installed so the entire property would drain properly with no puddling.

A total of 105 linear feet of retaining walls were installed in the front and on the side of the buildings. The retaining walls had a smooth stucco finish with a Stepstone square modular wall cap. The color concrete installation included flatwork with TopCast finish, stairs and 2' x 2' concrete squares for the parking area, which were surrounded by 6-inch wide artificial turf strips for a contemporary look. Belgard Catalina Grana pavers were also installed for sitting areas.

An existing railroad tie planter was enlarged and repaired. All gas hookups for the BBQs were performed, along with installing and securing the BBQs and fire pits to protect them and prevent vandalism.

The plant material installed included succulents, shrubs, ground cover and vines. Specimen succulents in a 24-inch box were installed, along with 15-, 5- and 1-gallon size plants.

For the LED landscape lighting, strip lights were installed in the risers of the stairs, along with pathlights and uplights to illuminate walking areas and highlight plant material. Surface covers installed include black beach pebble for planter beds, decomposed granite for sitting areas and planters, and mulch.

A new sprinkler system was installed for the entire property. Rainbird valves were installed, along with new TechLine drip irrigation, a flow meter and rain sensors. A new Hunter Hydrawise WiFi enabled controller was also installed.

After months of hard work, the units were available to rent in the summer of 2024. Afuera Landscape Designs performed maintenance at the property to make sure the plant material thrived. The project serves as an excellent example of the wide range of services Afuera Landscape Designs can provide.
